House Rules
We accept booking through AirBnB, Cottages.ca, VBRO, and direct. We screen all of our guests.
Photo ID, and rental agreement mandatory.
50% deposit required at time of booking. Remainder due 30 days prior to booking.
$500 Security deposit required 1 week prior to booking.
No parties, no unlisted guests. No visitors.
Quiet hours 11pm-7am.
1. Property
Host agrees to rent to Guest the furnished short-term rental property located at:
Property Name: White Water Cottages
Cottage #1 Nature/ Tree Vibe (Along Fence)
Cottage #2 Beachy Vibe (Middle)
Cottage #3 Fishing Vibe (PHOTOS PENDING)
All cottages have 3 bedrooms, and 1 bathroom. Each have a slightly different layout & vibe in each cottage.
PROPERTY ADDRESS DISCLOSURE
The exact property address will be provided to the Guest only after full payment has been received, all required documentation has been submitted, and this Agreement has been fully signed.
Failure to complete payment or required documentation may result in cancellation of the reservation and denial of access to the property.
The property is rented for temporary lodging purposes only.
2. Terms of Stay
Check-in: 3PM on day of your arrival.
Check-out: 11AM on day of departure.
3. Occupancy
Maximum occupancy: 6-7 persons per cottage
Only registered guests are permitted to stay overnight and or on property.
No parties, events, or gatherings are allowed.
No Pets
Violation of occupancy limits or allowing unregistered guests may result in immediate termination without refund.
4. Proof of Identification
The Primary Guest must provide a valid government-issued photo ID (driver’s license or passport) prior to check-in.
White Water Cottages, INC. must have proof of identification on file before access to the property is granted. Failure to provide acceptable ID may result in denial of check-in or cancellation without refund.
5. Rental Fees and Payment
Rental Fees vary per night, weekend and holiday. Rental Fees are due on whatever platform you book on. It is recommended that you purchase insurance through that platform.
Full payment is required 30 days prior to check-in.
6. Security Deposit
The security deposit may be used to cover damages, missing items, excessive
cleaning, or violations of this Agreement.
Any unused portion will be returned within 7 days after check-out.
7. Age Requirement
At least one (1) registered Guest per cottage must be twenty-one (21) years of
age or older and must occupy the cottage for the entire duration of the stay.
The Guest over 21 is responsible for the conduct, compliance, and damages of
all occupants and visitors. Proof of age may be verified through required
identification.
Failure to meet this requirement may result in denial of check-in or termination
without a refund.
8. Additional House Rules
Guest agrees to comply with all posted house rules, including but not limited to:
No smoking inside the cottage
No illegal activity
Quiet hours from 11PM to 7AM
Respect neighboring guests and property
No unregistered guests on property or in house.
Failure to comply may result in immediate eviction without refund.
9. No Pets/Service Animal Policy
No pets or animals of any kind are permitted on the property, including inside cottages and on surrounding grounds.
Service animals, as defined by applicable law, are permitted. Emotional support animals, therapy animals, comfort animals, and pets are not considered service animals and are not allowed.
Guests traveling with a service animal may be required to:
Confirm the animal is required due to a disability, and confirm what work or task the animal has been trained to perform.
Service animals must be housebroken, under control at all times, and not left unattended. Any damage or excessive cleaning caused by a service animal is the Guest’s responsibility.
Violation of this policy may result in immediate termination without refund and/or additional fees.
10. Condition of Property
Guest acknowledges the property is clean, furnished, and in good condition at check-in and agrees to leave it in similar condition at check-out.
Please do not rearrange furniture.
11. Damage Liability
Guest is responsible for all damage caused by themselves or their visitors during the stay.
White Water Cottages, INC. is not responsible for loss, theft, or injury to Guest or personal belongings, except where required by law.
12. Cancellation & Refund Policy
Cancellations made thirty (30) days or more prior to the scheduled check-in date will receive a full refund of all amounts paid minus a $150 administration fee.
Cancellations made less than thirty (30) days prior to check-in are non-refundable.
No refunds will be issued for early departures, no-shows, or cancellations due to weather, travel delays, or personal circumstances.
13. No Commercial Use of Property
The property is provided for short-term residential lodging only. Commercial use of the property is strictly prohibited, including but not limited to:
Photo or video shoots
Filming, recording, or content creation for commercial purposes, business meetings, retreats, workshops, or classes, advertising, promotional activities, or product sales is not permitted.
Use of the property address for business registration or mailing purposes is not permitted.
Any unauthorized commercial use may result in immediate termination of the reservation without refund, additional fees, and liability for any damages or losses incurred.
14. Force Majeure
White Water Cottages, INC. shall not be liable for cancellations, delays, or interruptions caused by events beyond its reasonable control, including but not limited to acts of God, severe weather, floods, fires, power outages, government orders, natural disasters, pandemics, or utility failures (“Force Majeure Events”).
If a Force Majeure Event renders the property uninhabitable or legally inaccessible, Host’s liability shall be limited to a prorated refund for unused nights only. No additional compensation shall be owed.
No refunds will be issued for Force Majeure Events that do not render the property uninhabitable, including travel disruptions, weather conditions, or road closures.
15. Right of Entry
Host or its agents may enter the property for maintenance, safety,
emergencies, or as otherwise permitted by law.

The cottage will be equipped with one central A/C Unit in the main living quarters of the house and 3 portable fans.

Fully equipped with most basic essentials, including:
Dishwasher, microwave, oven
Outdoor BBQ (propane provided)
Pots, pans, plates, utensils
Coffee maker, toaster, kettle
Basic spices
Refrigerator/Freezer
If you have a special request or are looking for a specific item, please inquire in advance.

Towels
Soap and shampoo

Firepit and some firewood
If there is a fire ban, all local laws must be followed

Small beach umbrella (please bring your own if you need a larger one)
2 kayaks
Life jackets (please inquire ahead of time if you need a specific size)
Some beach toys
Important: Any items taken to the beach or water must be returned to the cottage, as they may get washed away.
Baby & Toddler
Cottage is not baby-proofed
Pack ’n’ play and/or high chair available upon request (please advise in advance)
Beach & Water Safety
Children must be supervised at all times while on the beach or in the water
There are clams in some areas of the water — water shoes are recommended
Please do not fish from the beach, as lost lures can be dangerous
Parking
Do not park close to the cottage in soft sand
Vehicles may sink (especially heavy vehicles)
We are not responsible for towing or recovery

Amenities may change due to loss, repairs, or maintenance
If something is missing, please let us know and we will try to replace it as soon as possible
17. Termination
Host reserves the right to terminate this Agreement without refund if Guest
violates any terms, house rules, or applicable laws.
18. Governing Law
This Agreement shall be governed by the laws of the state/province of: Ontario.
19. Video Camera Disclosure
For the safety and security of our guests and property, there are exterior video recording devices in use. Cameras are located at the front door, back door, and at the back of the property.
These cameras monitor outdoor areas only. There are no cameras or recording devices inside the home, and none monitor private spaces.
19. Entire Agreement
This Agreement constitutes the entire agreement between the parties. Any amendments must be in writing and signed by both parties.
This Rental Agreement and House Rules are part of your booking contract. By accepting your reservation, you agree to follow all terms and conditions listed.
